Description: This project began as a Bid-Build contract that was won through traditional tender process but way over the client's available budget. So through negotiation a Design-Build contract was won with a new design that satisfied the client's budget, space requirements and still managed to have contemporary high-end custom finishes throughout.

Natural light was a high priority in the design, often a challenge with an infill backing on an alley. Large windows and a focus on interior space layout is able to bring natural light to all spaces in the building. Additional attention to details are highlighted with the custom made reception desk, open tread central staircase and stunning vaulted full span T&G hemlock ceiling in the boardroom.
